Tenant Information

The Landlord is responsible for insuring the building and his own contents, however you are still liable for any damage to the landlords contents. You will also need to insure your own contents in the property.

References
Once you have viewed a property that interests you, we will confirm your details with the landlord, together with any offer requirements. Once your offer is accepted, each person over 18 years of age will need to be referenced individually and named on the tenancy agreement. We will need to carry out a credit check, employer's reference and previous landlord reference (if applicable). In some cases we do require a guarantor who will also need to provide references as above.

We will draw up the Assured Shorthold Tenancy Agreement and an Inventory of the property will be carried out. On the commencement date of the tenancy you will need to call into our office to sign the legal paperwork, pay the remaining balance (see below) and collect the keys to your new home.

Costs

Holding Deposit
Should you decide to proceed with a property and you wish to hold it to ensure that the property is guaranteed to you, there is a fee of £250.00. If for some reason you change your mind and decide you no longer wish to proceed with the tenancy, this money is non-refundable. However, if the property is withdrawn from the market by the landlord, your holding deposit will be refunded in full.

You will need to pay the following in cleared funds (i.e cash or bankers draft) on, or before the day you move into the property.

Rent
Your first months rent is required in advance (i.e. the day you move in or before). Your rent will then be payable on the same day of each month as you moved in.

Deposit
This is equal to one months rent plus £105. This will be held by either Churchills or the landlord in an approved tenancy deposit scheme for either dilapidations, unpaid rent etc.

If you would like to use the Churchill's approved tenancy deposit scheme there is a £25+ VAT fee per tenancy.

Admin Fee
We do charge a fee to cover the costs of references, the tenancy agreement, postage and administration to set up the tenancy. This fee is £195.00 + V.A.T for one person, £245 for two people and an additional £200.00 + V.A.T for each additional tenant.

Landlord Information

So, you've decided to let your property...

Step 1.
Firstly, give us a call and we will arrange a convenient time for us to visit you and discuss your needs and of course assess a viable rental.

Step 2.
Once we have agreed rents and dates, your property will be advertised in our rental list, the local press and of course on this website and rightmove.co.uk. All prospective tenants will be telephoned and encouraged to view your property where appropriate.

Step 3.
All viewings are accompanied and should they wish to take up a tenancy, a holding deposit is paid and references are applied for via our preferred credit search agency.

 

Step 4.
When satisfactory references are received and dates of occupation agreed, a legally binding tenancy is signed, based on the 'Assured Shorthold Tenancy'. Rent is paid in advance, together with a deposit at the time of signing the agreement.

Step 5.
Rent is required to be paid to us monthly, either by cheque, cash or standing order, and after the deduction of our commission, the balance is forwarded to you.

Step 6.
Prior to occupation a full inventory is prepared for which there is a charge, and on entry we will go through the inventory with the tenants, who will then sign a copy which will be retained and used when checking the tenant out at the end of the tenancy.

Step 7.
Gas and electricity meters are read at the time the tenants sign the Tenancy Agreement, and the accounts are transferred to the tenants named. The tenants are required to make their own arrangements with the telephone company if they wish the telephone to be re-connected, but it is advisable on your vacation of the premises to inform the telephone company that you require a closing account for the telephone.

Step 8.
During the course of the tenancy, regular inspections are carried out on the property by ourselves, and any problems are immediately dealt with, but should there be any fault in one of the appliances, or remedial works need to be carried out which could mean major expenditure, we would always obtain estimates (should you require us to) and submit these for your approval.

Step 9.
Two months before the end of the tenancy period, we will write to you and the tenant, in order that we may know your requirements for a further letting or continuation of the existing tenancy,

Step 10.
At the end of the tenancy, the property is inspected and the inventory checked, no repayment of the deposit is made unless we are completely satisfied with the condition of the property.

Option B Find A Tenant and Rent Collection Only
