How does stamp duty work?

A

Stamp duty is goverment tax, paid based on the value of the property you buy the thresholds start at £125,000 then £250,000 and the higher band is £500,000,and the percentages of tax paid are as follows. Up to £125,000...... o% Over £125,000 to £250,0000 .......1% Over £250,000 to £500,000 .........3% Over £500,000.......4% Over and above the threshold stamp duty is paid on the whole purchase price.

Do I need an Energy Performance Certificate to sell my house?

A

Yes!! Home Information Packs have now been 'scrapped' by the government. However, it is now law to provide an ‘Energy Performance Certificate’ – EPC on all properties that are being marketed. We can provide these at a cost of £85.00 + VAT. For further information you can log on to: www.direct.gov.co.uk and search for Energy Performance Certificates.
